Aircon problems we see most often in Bukit Panjang

Bukit Panjang has had a lot of building activity over the last 15 years, so the housing stock is genuinely mixed. The faults we see depend on which sub-area you live in.

Older HDB blocks along Petir Road, Pending Road, Saujana Road, Segar Road and Jelapang Road. These date back to the 1980s and early 1990s. The aircon hardware inside has been replaced over the decades but the trunking, outdoor ledges and electrical infrastructure are showing age. Common patterns are cracked piping insulation, blocked drainage from years of build-up, weak gas seals on units past 10 years, and rusted outdoor brackets. A chemical overhaul brings most units back to life. Past 12 to 14 years on the same unit, replacement is usually smarter.

Senja, Bangkit, Saujana and Fajar BTO cluster (Senja Heights, Senja Valley, Senja Ridges, Senja@Hillside, Bangkit Court, Saujana Court, Fajar BTOs). Most of these are post-2010 stock. The hardware is fine, but the standard “first BTO chemical wash” 4 to 6 months after move-in catches a lot of construction dust trapped in the ceiling void from the renovation phase. We recommend quarterly servicing for the first two years of any new BTO move-in here.

Hillion Residences above Bukit Panjang MRT. One of the few residential developments in Singapore built directly above an MRT and LRT interchange. Generally newer System 3 and System 4 inverter setups. The quirk here is access. The MCST has its own contractor protocols because the development sits above public infrastructure. The Tennery (along Woodlands Road, integrated commercial-residential). Newer installations, mostly well-maintained. Standard servicing pattern, though commercial tenants in the lower podium need separate handling.

Wildlife at the Hillview and Cashew Hills edge. Monkeys from Bukit Timah Nature Reserve occasionally venture into the Hillview and Cashew Hills area. Pang Sua Pond microclimate. Condos and HDB blocks facing Pang Sua Pond and the surrounding water features sit next to a body of water, which slightly raises local humidity.
