Why a Contract Saves Money

Three reasons people sign contracts after their first year of pay-per-visit servicing.

Price per visit drops. A one-off general service costs $40 to $50 per fan coil. On a quarterly contract, the same service drops to $27 to $35 per fan coil. The volume discount is real.

Free add-ons that normally cost extra. Every contract includes free drain pipe choke clearing, free troubleshooting visits, free water leak fixes, and one free gas top-up per year. Pay-per-visit customers pay $40 to $180 for each of these separately.

Priority booking. Contract customers get priority slots during the haze season, the December heatwave, and Chinese New Year period when our regular queue is 2 to 3 weeks deep. Contract calls jump the queue.

The break-even point is around 4 fan coils on quarterly servicing. Anything above that, the contract pays for itself in the first year.

Residential Service Contracts

Pricing covers general servicing only. Chemical wash and chemical overhaul are quoted separately because they are not part of routine maintenance.

Quarterly Contract (4 visits per year, every 3 months)

Half-Yearly Contract (2 visits per year, every 6 months)

Half-yearly suits flats and homes where the aircon runs under 6 hours per day. Singapore homes that run aircon 8 to 14 hours daily, which is most flats, get more value from quarterly servicing.

Commercial Service Contracts

Pricing scales by unit count. Volume discounts kick in fast for offices, schools, and F&B outlets with 20-plus fan coils.

A real recent contract for reference. One of our clients with 148 wall-mounted units across a multi-floor office at Keppel Road signed a 1-year quarterly contract at $15,400 total. That works out to $26 per unit per service over 4 visits per year.

Every Commercial Contract Includes:

Commercial Contract Terms:

Minimum contract length: 12 months. Renewal at year-end on the same rate unless servicing scope changes materially. Payment options: full upfront with 5 percent discount, half-yearly billing, or quarterly billing. Net 30 days payment terms for established corporate clients on request.

Specialised Contracts

Some sectors have non-standard requirements. We write tailored contracts for these without forcing them into the standard residential or commercial template.

Restaurant and F&B Contracts. Monthly grease and filter cleaning in addition to quarterly chemical wash. Required because kitchen exhaust dust loads coils 4 to 6 times faster than office sites. Quoted per outlet.

Server Room and Data Centre Contracts. Monthly precision cooling check. Temperature and humidity logging. 24-hour fault response built into the contract. Higher rate per unit because of criticality. Quoted per rack room.

School Contracts. Servicing scheduled during school holidays only. Bulk volume discount applies. Most schools sign 3-year contracts at locked-in rates. Quoted per campus.

Hotel and Serviced Apartment Contracts. Servicing rotation across all guest rooms with zero guest disturbance. Night-shift servicing options available. Quoted per property.

Industrial and Warehouse Contracts. High-capacity units, ducted, VRV, and AHU systems. Annual deep-clean cycle plus monthly inspection rounds. Quoted per facility.

How to Sign Up

The process takes one site visit, one written quote, and one payment.

Step 1: Free site assessment. We come to your home or premises, count the fan coils, check the condition of each unit, identify any pre-existing issues that need fixing before the contract starts. No charge for the assessment.

Step 2: Written quote within 48 hours. Fixed price for the contract term. List of included and excluded services. Service schedule with exact months specified. Sample report format.

Step 3: Sign and pay. PayNow to UEN 201624486M (Vedha Construction Pte Ltd), bank transfer to OCBC 601 397 573 001, or cheque. Corporate clients with valid GST registration get a tax invoice for accounting.

Step 4: First service scheduled. Usually within 2 weeks of payment. Subsequent visits booked at the start of the contract on agreed dates.

Payment Terms

Residential contracts: Full payment upfront. 5 percent discount for upfront annual payment versus quarterly billing.

Commercial contracts under $5,000 annual value: Upfront or half-yearly billing.

Commercial contracts above $5,000 annual value: Quarterly billing, half-yearly billing, or Net 30 payment terms negotiated case by case.

No refund once the contract is signed and the first service is delivered. This is industry standard in Singapore. Unused services from a cancelled contract are not refundable but transferable to another address under the same payer within 6 months.

What Happens If Something Breaks

Breakdown repairs are not covered under the standard contract because the cost varies wildly by component, age of unit, and brand. What the contract gives you for breakdowns is faster response, no callout fee, and a 15 to 20 percent discount on parts and labour.

Example of how this works. Your compressor fails 8 months into a quarterly contract. Standard compressor replacement runs $900 to $1,800. Under your contract, the same job costs $720 to $1,440. The technician arrives within 24 hours instead of 3 to 5 working days. No callout fee.

What is fully covered for free even during a breakdown: initial diagnosis visit, troubleshooting time, identification of the failed component, written assessment report. You only pay if you approve the repair work itself.

FAQ

How is this different from a maintenance package I see on Shopee or Lazada?

Marketplace packages are sold by middlemen who subcontract to anyone with a van. The technician changes every visit. Records are not maintained. Quality varies wildly. A VD Aircon contract assigns one lead technician to your address for the full year, maintains a unit-by-unit service log, and reports against the same baseline every visit.

What if I move house mid-contract?

The remaining visits transfer to the new address at no charge, provided the new address is within Singapore and the unit count does not increase. If unit count increases, we adjust the contract value proportionally.

Can I add chemical wash to the contract instead of paying separately?

Yes. Add $80 to $130 per fan coil to the annual contract for one chemical wash per year. Add $160 to $260 per fan coil for chemical wash twice per year. Bundled chemical wash is 15 percent cheaper than booking it as a one-off.

What if I am unhappy with a service visit?

We re-do the visit at no charge within 14 days. If the issue persists after the re-do, the next scheduled visit is free as compensation. We do not refund contracts, but we make every visit right.

Yes. Daikin, Mitsubishi Electric, Mitsubishi Heavy, Panasonic, Hitachi, Fujitsu, LG, Samsung, Toshiba, Sharp, Midea, Gree, Sanyo, Europace, York, Carrier, Haier. No brand surcharge.

Are you HDB-approved and BCA-registered?
