Aircon Service Contract in Singapore (Residential & Commercial Packages)
A service contract is the easiest way to own an aircon in Singapore. You sign once, we service every unit on a fixed schedule, and you skip the scramble of last-minute booking when something goes wrong. One technician looks after your units all year and knows their history.
VD Aircon writes contracts for HDB flats, condos, landed homes, offices, schools, restaurants, hotels, retail outlets, and industrial sites. Every contract runs on a fixed schedule with a clear scope agreed up front. No urgency surcharge when you are on contract. No callout fee for anything the package covers.
This page explains how our contracts work, what each one includes, what sits outside the scope, and how to sign up. For a one-off service without a contract, the urgent aircon servicing page is the right place to start.
Why we quote instead of publishing a price list
Every home and every site is different. Your neighbour runs two units six hours a day. You run four units fourteen hours a day with a west-facing living room that works the compressor twice as hard. A single published price would overcharge the light user and shortchange the heavy one.
So we quote your contract on what you actually have: the number of fan coils, the type of units, how hard they run, and the condition they are in today. You get a fixed price for the year that fits your real setup, not a rounded-up shelf price. The quote is free, it is written down, and it holds for the full contract term.
Why a contract beats paying per visit
Three reasons people move onto a contract after their first year of booking service call by call.
The per-visit rate drops. Servicing several units on a fixed yearly schedule costs less per fan coil than booking the same visits one at a time. The more units you have, the wider that gap gets, which is why homes and offices with several fan coils save the most.
The extras are built in. Every contract folds in the small jobs that pay-per-visit customers get billed for separately. Drain pipe choke clearing, troubleshooting visits, basic water leak fixes, and a yearly gas top-up all sit inside the contract at no extra charge.
You jump the queue. Contract customers get priority slots during the peak crush, the haze weeks, the year-end heat, and the Chinese New Year rush, when the regular booking queue runs two to three weeks deep. Your call goes to the front.
Residential contracts
We run residential contracts on two schedules, and the right one depends on how hard your aircon works.
Quarterly, four visits a year, suits most Singapore homes. If your flat runs the aircon eight to fourteen hours a day, which is normal here, the coil loads up with dust and biofilm fast, and servicing every three months keeps it cooling properly and dehumidifying the room.
Half-yearly, two visits a year, suits homes that run the aircon lightly, under about six hours a day, in bedrooms used mainly at night. It keeps the units clean without over-servicing a unit that barely runs.
Not sure which fits? That is what the free site assessment is for. We look at your units and your usage and tell you honestly which schedule makes sense.

Commercial contracts
Commercial contracts scale with your unit count and your building. Small offices, clinics, and retail shops sit at one end. SME offices, F&B chains, and dental groups in the middle. Schools, hotels, malls, and factory sites at the large end. The more fan coils in scope, the better the per-unit rate, so larger sites see the sharpest value.
We recently ran a one-year quarterly contract for a multi-floor office at Keppel Road with 148 wall-mounted units across several floors, all serviced four times a year on a fixed schedule with a single point of contact for the facility team. Scale like that is routine for us.
Every commercial contract includes
- Four scheduled services a year, every three months
- All wall-mounted, ceiling cassette, and ducted units within scope
- One compressor clean per contract year
- A yearly gas top-up round across all units in scope
- Vacuum and unblocking for all drain pipes
- Water leak diagnosis and basic repair
- Troubleshooting visits between scheduled services
- A standard service report after every visit
- An annual condition audit report for facility management
- Priority emergency response for contracted units
- Preferential contract rates on parts and labour for repairs beyond the package
Not included, quoted separately
- Major breakdown repairs such as compressor swaps, PCB replacement, or fan motor replacement
- Chemical overhaul, the full dismantle clean
- Refrigerant leak repair work
- Copper pipe replacement
- New installation or relocation work
- After-hours emergency callouts
Commercial terms. Contracts run a minimum of twelve months and renew at year-end on the same terms unless the servicing scope changes. Billing options include full upfront, half-yearly, or quarterly, with standard corporate payment terms available on request for established clients.
Specialised contracts
Some sectors need more than the standard template, so we write to their reality.
Restaurant and F&B. Monthly grease and filter cleaning on top of the scheduled chemical wash, because kitchen exhaust loads the coils several times faster than an office. Quoted per outlet.
Server room and data centre. Monthly precision cooling checks, temperature and humidity logging, and a fast fault response written into the contract because downtime is not an option. Quoted per rack room.
Schools. Servicing scheduled inside the holidays only, with bulk volume rates. Most schools lock in multi-year contracts. Quoted per campus.
Hotels and serviced apartments. A servicing rotation across guest rooms with no guest disturbance, and night-shift options where needed. Quoted per property.
Industrial and warehouse. High-capacity, ducted, VRV, and AHU systems, with an annual deep-clean cycle and monthly inspection rounds. Quoted per facility.
What happens if something breaks
Breakdown repairs sit outside the standard contract, because the cost swings widely by component, unit age, and brand, and we will not bury a vague repair allowance in your price. What the contract gives you when a unit fails is a faster response, no callout fee, and preferential contract rates on the parts and labour.
The diagnosis is free even during a breakdown. We come out, find the failed part, and give you a written assessment at no charge. You only pay if you approve the actual repair. On contract, a technician reaches you within a day rather than the several working days a non-contract call waits, and there is no urgency surcharge.
How to sign up
One site visit, one written quote, one payment.
Step 1, free site assessment. We come to your home or premises, count the fan coils, check the condition of each unit, and flag anything that needs fixing before the contract starts. No charge for the visit.
Step 2, written quote within 48 hours. A fixed price for the term, the list of included and excluded services, the exact service months, and a sample report format.
Step 3, sign and pay. PayNow to our UEN 201624486M (Vedha Construction Pte Ltd), bank transfer to OCBC 6013 9757 3001, or cheque. GST-registered clients receive a tax invoice.
Step 4, first service scheduled. Usually within two weeks of sign-up, with the following visits booked on agreed dates for the rest of the term.
Payment sits upfront for residential contracts, with upfront, half-yearly, or quarterly options for commercial. Contracts are not refundable once signed and the first service is delivered, which is standard in Singapore, but unused visits transfer to another address under the same payer within six months.
Frequently asked questions
How is this different from a package on Shopee or Lazada?
Marketplace packages are sold by middlemen who subcontract to whoever has a van that day. The technician changes every visit and no records are kept. A VD Aircon contract assigns one lead technician to your address for the year, keeps a unit-by-unit service log, and reports against the same baseline every time.
What if I move house mid-contract?
The remaining visits move to your new address at no charge, as long as it is within Singapore and the unit count does not increase. If it increases, we adjust the contract to match.
Can I add chemical wash to the contract?
Yes. We bundle one or two chemical washes a year into the contract at a preferential contract rate, cheaper than booking it as a one-off. We quote it with your contract.
What if I am unhappy with a service visit?
We redo the visit at no charge within fourteen days. If the problem persists after the redo, your next scheduled visit is free. We do not refund contracts, but we make every visit right.
Does VD Aircon service all brands under contract?
Yes. Daikin, Mitsubishi Electric, Mitsubishi Heavy, Panasonic, Hitachi, Fujitsu, LG, Samsung, Toshiba, Sharp, Midea, Gree, Sanyo, Europace, York, Carrier, and Haier. No brand surcharge.
Are you HDB-approved and BCA-registered?
Yes. Vedha Construction Pte Ltd, UEN 201624486M, a BCA-registered contractor. Public liability insurance covers every service visit.
How long has VD Aircon been writing contracts?
Since 2016. Our current contract book covers thousands of residential units and dozens of commercial sites across Singapore.
