Ang Mo Kio is one of Singapore’s oldest mature estates, and the housing stock is genuinely mixed. The faults we see depend a lot on which part of AMK you live in.

Mature blocks along Ang Mo Kio Avenue 3, 4, 5, 6, 8 and 10. A large share of these flats still run aircon hardware that was installed in the 1990s or early 2000s, sometimes never properly overhauled. Kebun Baru, Mayflower and the newer BTOs (Kebun Baru Edge, Kebun Baru Heights, Cheng San Court, Mayflower Court, Teck Ghee Vista). Landed pockets near Mayflower and along Lentor Estate. Smaller multi-split or compact ducted setups. These do best on annual maintenance contracts.

Around AMK Hub and the offices on Ang Mo Kio Avenue 8. Long-running commercial units that build up grease and dust faster than residential. Monthly or quarterly contracts work better than ad-hoc servicing.
