If you smell burning, we are not your first call

This is the part where an aircon company is supposed to tell you to phone them immediately. We are going to tell you something else, because the evidence is clear and it matters more than a booking.

SCDF publishes a Fire Analysis Report specifically on fires involving air conditioning fan coil units. It is a real government document about a real category of fire, not something a repair company invented to create urgency.

One case in it happened in Bedok in October 2014. A resident woke at 4.45am to bright sparks from the fan coil in her bedroom. She switched the unit off and walked to the living room to fetch a standing fan. By the time she came back, white smoke was coming out and the unit was alight. Fire damage in that bedroom was severe.

She switched it off. It caught fire anyway.

So here is what to do, in order:

1. Cut the power at the distribution board. 
   Not the remote, not the button on the unit. Neither of those de-energises the wiring inside the casing. Find the DB box and switch off the dedicated aircon circuit.
2. If you can see smoke, sparking, or scorching, get everyone out of the room and call 995. 
   Not us. The fire service, immediately. We are not an emergency service and we will not pretend to be one at the moment it matters.
3. Call us the next working morning. We will find what caused it.

For context, SCDF recorded 1,051 residential fires in Singapore in 2025, of which 304 were of electrical origin.

What actually causes fan coil fires here

The SCDF report names a cause we find on jobs regularly, and it is specific to Singapore practice.

Inside a fan coil, wires should be terminated properly into connectors. A common local shortcut is to twist the wires together and wrap them in electrical tape instead. SCDF describes these intermediate connections as a prominent root cause of fan coil fires in this country, notes the practice is widespread here, and points out the same splice method is not permitted in the United States. Condensation inside a running fan coil makes it considerably worse.

We take over from other installers often, and taped splices inside the casing are one of the first things we look at. If we find one on your unit, you get a photograph of it, whether or not that is what you called us about.

The report also sets out the mechanism, drawn from NFPA fire investigation guidance. Dust settling across electrical components creates tracking faults. Ageing motor capacitors develop internal resistance and can generate enough heat to ignite the plastic around them. Bearing friction and rising load push motor temperatures up.

Every one of those gets worse in a unit that has not been cleaned. The link between skipped servicing and fire risk is not a sales line. It is the failure path, described by the people who investigate the fires.

What a same-day repair visit involves

Usually finished on the visit

• Electrical fault diagnosis and breaker reset
• Capacitor replacement
• Drain pipe clearing to stop a leak
• Thermistor and sensor replacement
• Loose or burnt contactor wiring
• Fan motor freed from an obstruction
• Board reset when the unit is stuck in fault

Needs a second visit, and we will say so on the first

• Refrigerant leaks needing a proper pressure test, which takes two days by design. See below
• Board replacement when that model board is not in stock
• Indoor unit removal for a full chemical overhaul
• Fan motor replacement with seized bearings

Common consumables travel with the technician. Brand-specific parts are typically one to two working days, across all the brands we service.

Why we will not just top up your gas and leave

If your aircon has stopped cooling, someone will offer to add refrigerant and go. It is a fifteen minute job and it feels like a fix.

Refrigerant is not consumed. A sealed system does not use it up. If the level is low, it left through a hole, and adding more sends your money out through the same hole over the following weeks.

A proper leak test takes two days. We pressurise the system and leave it under pressure overnight, then come back the following day and read it again. A slow leak does not show itself in twenty minutes. It shows itself after sixteen hours of held pressure. Roughly two hours on site each day, two technicians.

That is a longer, less convenient answer than a gas top-up, and it is the reason we would rather quote it properly than sell you the same top-up three times a year.

If the test shows the system is tight and the level was genuinely low, we top up and you are done.

What to do while you wait

Kill the power at the breaker if there is any smell, any water near electrics, or any tripping. The Bedok case above is why we lead with this.

Open the windows and run every fan you have. Cross-ventilation drops a closed room by several degrees inside half an hour. Move the mattress towards the window if it is a sleeping problem.

For a water leak, put a basin and towels under the unit and switch it off at the breaker. Condensate stops forming within ten to twenty minutes once the coil warms up.

If you can smell refrigerant, leave the room, shut the door, and ventilate the rest of the flat. Refrigerant sits low and displaces air at floor level, so small children and pets are at more risk than adults.

A leaking aircon is not only your problem

Worth knowing, because it changes how urgent a slow drip actually is.

In a condominium, the Building Maintenance and Strata Management Act works on a presumption. Where water leaks from an upper unit into the one below, the upper unit is presumed responsible unless it can show otherwise. The burden sits with you.

In an HDB flat, your aircon drainage is your fixture. If a choked drain pipe soaks the ceiling below, the town council will look to you for your own repair and for the neighbour’s ceiling.

Clearing a drain pipe is a small job. A neighbour’s ceiling is not.

A real one from our records

A customer called about water on the floor. They had cleaned the unit themselves several times and it kept leaking whenever it ran for a long stretch.

The drain pipe was partly blocked, but that was the symptom. The indoor coil was heavily contaminated, so water was collecting inside the unit instead of reaching the drain at all. We dismantled the necessary parts, cleaned the coil properly, flushed the drainage line, then ran the unit for an extended period to confirm the water was actually going where it should.

Cleaning what you can reach is why it kept coming back. This is one of the most common repeat jobs we attend.

Questions

What if it fails at 3am?
We are not open at 3am and we are not going to claim otherwise. Switch it off at the breaker, open the windows, run fans, and call us from 9am. If there is smoke, sparking, or a burning smell, that is a 995 call, not an aircon call.

Do you charge more for weekends or evenings?
No travel surcharge anywhere on the island, at any time we are open.

Will someone try to sell me a new unit?
The most common complaint Singaporeans post about this trade is being told the compressor is finished and pushed straight to a full replacement. Our answer is that if we say the compressor has gone, you get the electrical readings we took, and you take your time deciding. Compressors we fit carry a five-year warranty, which is not something we would offer if we were in the habit of replacing ones that did not need replacing.

What warranty do I get?
Replacement parts, one year. Compressors, five years. Chemical overhaul workmanship, three months.

Which refrigerants do you carry?
R32 and R410A cover almost everything sold in Singapore, because NEA has capped the global warming potential of refrigerant in household split systems at 750 since October 2022 and R32 comes in under it. Older systems on R22 we can still handle. Tell us the model when you call.

What happens to the old refrigerant if I replace the unit?
It gets recovered with proper recovery equipment and disposed of correctly. It does not get vented off the ledge. Household aircon servicing sits outside NEA’s registered refrigerant handling framework, which covers chillers and commercial refrigeration, so this is a choice rather than a requirement. We make it anyway.

My aircon works but smells or drips slowly. Is this the right page?
No. That is servicing, not repair. It is cheaper and it is booked differently.
