Aircon problems we see most often in Tampines

Tampines is a big, varied town, and the common faults actually change depending on where you are. These are the patterns we see across a normal month of jobs:

Older mature-estate blocks (Tampines Street 11 to 23, Tampines Ave 4 and 5 area). A lot of these installations are still on their original piping from the 1980s or 1990s. Insulation is often cracked, drain pipes are blocked with years of build-up, and outdoor units on the ledge have rusted fin plates. A chemical overhaul usually brings these back to life, but some units that are past 12 years old are better replaced.

Tampines North and newer BTOs (Tampines GreenCourt, GreenGlade, GreenVerge, GreenRidges, GreenGem and so on). These are newer installs so the hardware is fine, but the ongoing construction dust in Tampines North is brutal on filters and coils. Residents in new BTOs often think their new aircon is “faulty” within 6 months because cooling drops. It is not faulty. It is full of construction dust. A chemical wash fixes it. We recommend quarterly servicing for the first two years of any BTO move-in in Tampines North.

Big condos along Tampines Ave 10 (Treasure at Tampines, The Tapestry, The Tenet EC, Parc Central Residences EC). System 3 and System 4 units are common. The main issues we see are drainage back-up from bird nests in the outdoor ledge drainage, and mould from the heavy evening rain that hits the east first during the northeast monsoon season (roughly November to January).

Landed homes in the small pocket along Upper Changi Road North area. Usually multi-split or small ducted systems. These need proper maintenance contracts because a breakdown is more disruptive.

Tampines weather and aircon care notes

Tampines sits in the east of Singapore, so it catches the northeast monsoon winds more directly than the west does. From roughly November to early January, Tampines sees more heavy rain, higher humidity spikes and noticeably more mould growth inside aircon units. If you only service your aircon once a year, we suggest booking the chemical wash in October or early November so the unit goes into the wet season clean.

The dry months of February and March bring stronger haze episodes and more airborne dust. Tampines North residents in particular deal with construction dust almost year-round because of the ongoing BTO and infrastructure work. Filters fill up faster here than in older mature estates on the other side of Singapore.
